Renters Insurance vs. Landlord’s Insurance: What Does Your Coverage Really Include?

If you rent your home or own a rental property, understanding who covers what can save you from a costly surprise. Renters insurance and landlord’s insurance serve different purposes, and many people discover the gap between them only after a loss occurs.

What Landlord’s Insurance Covers

A landlord’s policy covers the property owner’s financial interest in the building itself. This typically includes the structure, built-in appliances and liability if a tenant or visitor is injured on the property. It does not cover a tenant’s belongings or personal liability.

What Renters Insurance Covers

Renters insurance financially protects the tenant and their belongings. A standard policy generally includes:

  • Personal property coverage—May help cover belongings damaged by fire, theft or other covered events
  • Liability coverage—May help if a guest is injured in your unit
  • Additional living expenses coverage—May help pay for temporary housing if your rental becomes uninhabitable

The landlord’s policy will not reimburse a tenant for a stolen laptop or damaged furniture. That is the tenant’s responsibility.

Home-Sharing and the Coverage Gap

If you rent out a room through a home-sharing platform, standard renters or homeowners insurance may not cover related losses; you’ll need home-sharing insurance to properly addresses it. Many carriers view home-sharing as a business activity and exclude it from personal policies. Landlords who allow tenants to sublet face a similar concern.
